We acquire malls at last mile construction stage, Operational stage or Build to suite sites conversion of existing projects into a mall/hotel. We have 6(six) operational malls totalling 0.55 Mn sq. ft. and have over 0.6 mn sq ft in various stages of development. We develop projects over and above 25,000 sq ft with strong focus on tier 1, 2, 3 of India. V1 is fully responsible for all stages of mall development from Design to Operation of Retail Centre, malls. It's an End To End Solution for Malls, Retail, Members' Clubs, Commercial Projects. Xtep engages mainly in the design development, manufacturing, sales, marketing, and brand management, sales, marketing and brand management of sports equipment, including footwear, apparel and accessories. Xtep is a leading professional sports in Asia. Xtep has other brands such as Palladium and K-swiss, which shall be launching soon in India through VRX Sports.
The group is heavily invested in F&B. Craft is a leading specialty coffee chain in India, it has 10 stores in East India. It has been voted as best Cafe in East India for the last two years. Craft Coffee is a bean to cup concept, and it is engaged from sourcing of beans to roasting, grinding and supply and distribution of specialty coffee in East India
Dunkel Braun is 360 degree bakery and cafe company with 1000+ SKUs in cakes and cookies made in its fully automated plant in Singur, West Bengal. Dunkel braun is expanding rapidly in East and central India.

He has 20+ years of experience into Retail and Cinemas -Operations, Business Development at Pan India Level. Commenced his career at "Cinemax" (one of the leading national Multiplex Operator) for 9 years handling Cinema Operations to Business Development (focusing on Tier 2, 3 towns).he further enhanced his experience into Mall Redevelopment at New Mumbai, Vashi – "City Centre Mall", taking mall from Value Mall to Boutique Mall including amicably terminating existing Brands, buy-back of premises to make it 100% Ownership from Strata-sale Property, redesigning (having CIDCO, NMMC approvals in place) for Boutique format and leasing to premium brands of India.I have helped in advancing the Developer mission vis-à-vis retail spaces, analyzing project, people and process with respect to profit margins, ensuring the highest quality of leasing mix, designing profitable mall management costs and overseeing all aspects of Mall Management to maximize their revenues and profitability.

he has Successfully Leased Vashi Mall 50% to Brands like Lifestyle, Zara, M&S, Bestseller Brands which includes LOI, Property Due Diligence, Agreement, etc. he has handled Commercial assets Leasing in Mumbai.

He further joined to "Carnival Group –Cinema Division" for Cinema theatre Expansion, especially for Tier 2, 3, 4 towns of India taking Retail-Plex model under Investor based Model and signed successfully 250+ Screens Across India including Metro cities. These 250+ screens include Flagship Stores, regular Stores, Budget Model and O&M Model also out of which 20+ screens were launched successfully with the team of 8 Regional Managers with him.

He has been Promoted to "Carnival Realty" Division, taking Mini Mall Concept in these Tier 2-3-4 towns Pan India Level alongwith assisting for Acquisition of Malls in Metro cities also.

I have been given additional responsibility of Mall Leasing since 1 year. Successfully leased with Neighbourhood formats in Kochi, Kolkata, Jabalpur, Bhagalpur., Ratlam, etc. and handled 2 operational Centres in Kochi and Singruali.

He has 18+ years of experience in technology, real estate and retail. He has lived & worked in Canada, USA, Spain and China. He is an experienced leader with deep expertise in Technology, Real estate and retail. Since coming back to India, he has been leading Infrastructure and commercial real estate development for Panchwati Group. He has developed over projects valued over $300 million across India. He is passionate entrepreneur and angel investor, and have been investing actively in startups across retail, D2C, Tech, and F&B. He is co-founder of XTEP, (India), Palladium (India) Craft Coffee, and Criollo. He is an investor in Auli Lifestyle, Think3D among others.

Mr. Gulrez Dutt has an experience of over 20 years in the Retail Industry. In the last decade, he has established a strong hold in the F&B division of the Industry. He specialises in Food and FEC Category. He has worked with major IPCs like Vestian, Cushman & Wakefield and Anarock as an F&B consultant.
